Home Improvements – When is the right time for it?

It is really very tricky to sell one’s house. Painting the walls, carpeting, floor and wall restorations, etc would be much easier if the house is empty. So, if you are thinking that leaving these at the disposal of your prospective buyer will help you close the deal fast, I am sorry, you are wrong!

1. People find it difficult to imagine what they don’t see!

Can we see a room that is clustered and imagine it looking empty? Can we imagine a wall that is painted yellow with a white ceiling when the reality is actually a cream ceiling with a brown paint? Anybody would say, “No, we can’t!” and that is the truth. We can only believe what we see!

2. Buyers want value for money!

In today’s economic scenario and the condition of real-estate someone is going to buy only the best value for their money in the given area. Best value here means, the best in all terms – accessibility, look and appeal, freshness, everything!

3. None of us know the actual cost of home improvements

Unless and until somebody is into the construction business or is a frequent mover or a guy who is always on the move, nobody would be able to determine the exact cost of painting the walls, restoration of the floors, changing the window panes, etc off-hand. Hence a house that needs some refurnishing actually drops down the preferred list. Nobody considers an unfinished house “an opportunity to modify the way they want to” anymore.

4. Timing

People who are looking to buy a house are most likely looking to move-in immediately. Nobody has the time to stay put where they are currently, refurbish the new house and then move in later. Since most of the buyers are actually working out “Sell To Buy” scenarios, they need a house that belongs to the “ready-to-move-in” genre.

After you consider the above facts, I am pretty confident that you will not be afraid anymore about painting the wall wrong and choosing the wrong colour for the carpet! Believe me; people are not concerned about these petty things anymore. Most of the buyers would buy a home that has its walls painted in a neutral and pleasing to the eye colour with coordinated carpets and other embellishments. With the economy being so tight nobody is going to take the pains of repainting a freshly painted house, ripping the carpet off to change it completely, etc. It is always easier to sell your house if you have already done the home-improvement work for your buyer yourself.
